Gas tankless water heaters

Wall-hung units that heat water only while a tap runs, with inputs up to 199,000 BTU/h. Capacity is a flow rate at a temperature rise, not a volume; condensing models reach UEF 0.90 to 0.98 and vent in PVC.

In short

A gas tankless water heater fires when flow is detected and modulates its burner to hold the set temperature. It delivers continuous hot water at a limited flow that falls as the required temperature rise grows, needs a minimum flow to activate, and is not instant at a distant tap. It needs sealed venting, a gas supply sized for its input, a condensate drain (condensing models) and 120 V power, and annual descaling.

How a tankless unit works

A flow sensor detects demand, the fan proves airflow, the igniter lights the burner and the control modulates gas to hold the outlet temperature as flow changes. Condensing models add a secondary heat exchanger that recovers heat from the flue gas, which raises efficiency and produces acidic condensate that must be drained and usually neutralized. Non-condensing models vent hotter gases through stainless steel and have lower UEF.

Capacity is flow at a temperature rise

Manufacturers publish a maximum flow, often at a small or unstated temperature rise, and a flow curve that shows how much less the unit delivers as the rise increases. In Metro Vancouver's winter, incoming water can be below 8 °C, so reaching 49 °C is about a 40 °C (72 °F) rise. A shower needs roughly 7.5 to 9.5 L/min, two showers about 17 L/min at that rise. Sizing compares that against the unit's flow at the winter rise, never against the brochure maximum, and never across different rises. Units also need a minimum flow, typically 1.5 L/min, to fire.

Recirculation and the wait for hot water

Tankless is continuous, not instant. Hot water still travels through the pipes, and the unit takes a few seconds to reach temperature. A recirculation system, with a pump and either a dedicated return line or a crossover valve at the far fixture, shortens the wait but adds cost and gas use. Some models have the pump built in; others support an external pump through their control.

Installation and maintenance

Condensing units vent in 2" or 3" PVC, CPVC or polypropylene within a stated equivalent length, need a 3/4" gas connection on a supply that can carry up to 199,000 BTU/h, a condensate drain and a 120 V receptacle. Isolation valves are required for the annual flush, which manufacturers make a warranty condition; lime damage is typically excluded. Every installation in BC needs a gas permit.

Frequently asked questions

Is tankless unlimited hot water?

No. It is continuous hot water at a limited flow. Exceed the flow the unit can deliver at the winter rise and every tap gets cooler.

Do I need recirculation?

Only if the wait at a distant tap matters to you. It shortens the wait, adds cost and gas use, and needs a return line or crossover valve.

How much gas does a tankless unit use?

Up to its maximum input, 199,000 BTU/h on the largest residential units, while running, which is about five times a 40,000 BTU/h tank. That is why the gas line is checked at assessment.
