A leaking tank is a replacement: made safe and swapped on the same visit where possible
Priority replacement of leaking gas and electric tanks in Metro Vancouver: safe isolation of the leak, confirmation that the tank body is the source, and same-day or next-day replacement of standard 40 or 50 gallon tanks where CANRO can supply the unit.

If you smell gas
- Stop what you are doing. Do not use phones, switches, matches or anything that can spark inside.
- Go outside and leave the door open behind you.
- Call the FortisBC 24-hour emergency line at 1-800-663-9911 or dial 911.
Only after that, call CANRO about the water heater. Official guidance: FortisBC gas leaks and odour.
If the water heater is leaking
- Close the cold-water shut-off valve on the pipe feeding the heater, if you can reach it safely.
- Gas unit: turn the gas control to OFF. Electric unit: switch off its breaker. Do not touch electrical parts while standing in water.
- Do not cap or plug the relief-valve discharge pipe, even if that is where the water is coming from.
A leaking tank body cannot be repaired; a dripping relief valve or fitting often can. Call CANRO with a description of where the water appears.
Leaking Water Heater Replacement for Vancouver homes and buildings
A tank-body leak cannot be repaired: the lining and steel have failed, and sealing compounds fail under temperature and pressure. If the tank is leaking, close the cold-water shut-off and turn the gas control to OFF or the breaker off if you can do so safely, then call. The technician confirms the source (a drip from a fitting or relief valve is often repairable; a tank-body leak is not) and quotes the replacement with a free written estimate.
CANRO states standard 40 or 50 gallon gas or electric tanks are typically replaced same-day or next-day, with availability confirmed by phone. The replacement includes removal and disposal of the old tank, permits and commissioning.
Who issues gas permits in Vancouver. The City of Vancouver issues its own gas installation permits for single, fully detached dwellings at service pressures at or below 14.0 kPa (2 psig). Commercial, industrial and multi-unit residential buildings, and any work above that pressure or load, are permitted by Technical Safety BC. CANRO obtains the permits as part of every installation. Water supply and hardness. Metro Vancouver supplies the water and reports treated hardness of roughly 2–25 mg/L as CaCO3 depending on the source, which is very soft water: scale is a minor concern and anode condition matters more on storage tanks. Source
Leaking Water Heater Replacement in Vancouver: what to expect
A tank-body leak in a Vancouver basement is the fastest route to a replacement call: the lining and steel have failed, sealing compounds do not hold under temperature and pressure, and in a city of basements, suites and shared floors the water rarely stops at the tank room. Closing the cold-water shut-off and switching the gas control or breaker off while safe is the right first step.
The technician confirms the source first, because a drip from a fitting or a relief valve is often a repair while a body leak is not, then prices the replacement with a free written estimate. CANRO states standard 40 or 50 gallon tanks are typically replaced same-day or next-day, availability confirmed by phone.
On a Vancouver single-family home at standard service pressure the gas permit is issued by the City and the mechanical and electrical permits follow under the July 2023 rule; on strata premises Technical Safety BC issues the gas permit and the licensed contractor does the work. Removal, disposal, permits and commissioning are all part of the replacement.
