Water heater repair, replacement and installation in North Vancouver, BC

Water heater repair, replacement, installation and maintenance in the City and District of North Vancouver by CANRO Heating & Cooling: both municipalities issue their own single-family gas permits, and the water is Metro Vancouver's soft mountain supply.

Hot water in North Vancouver

North Vancouver covers the City and the District: steep-slope single-family neighbourhoods, post-war bungalows with original gas tanks under brick chimneys, newer infill and laneway homes, and towers along the waterfront. The North Shore's mountain water arrives cold from the Capilano and Seymour reservoirs, which makes the winter temperature rise on tankless sizing assessments a real consideration.

Both the City of North Vancouver and the District of North Vancouver issue their own gas installation permits for single, fully detached dwellings at service pressures at or below 14.0 kPa (2 psig); other work is permitted by Technical Safety BC. CANRO obtains the applicable permits on every job and confirms availability by phone.

Local facts with sources

Who issues gas permits on the North Shore. The City of North Vancouver and the District of North Vancouver each issue their own gas installation permits for single, fully detached dwellings at service pressures at or below 14.0 kPa (2 psig); other premises and higher-pressure work are permitted by Technical Safety BC. Homeowner gas permits. Owners of strata or non-strata duplex dwellings, and homes operating a business, cannot use a homeowner permit and must hire a licensed contractor; Technical Safety BC sets out who may pull a homeowner gas permit. Source
Water supply and hardness. North Vancouver is supplied from the Capilano and Seymour sources, which Metro Vancouver reports at about 22 mg/L hardness as CaCO3: very soft, cold mountain water. In winter the incoming temperature drives the temperature rise used in tankless sizing. Source
Gas utility and leak line. Natural gas in this community is supplied by FortisBC. For a gas smell or suspected leak, leave the building and call the FortisBC emergency line at 1-800-663-9911 or 911. Source
CANRO on the North Shore. CANRO Heating & Cooling lists North Vancouver among its Metro Vancouver service areas, served from its Burnaby base across the Second Narrows. Source

Frequently asked questions

Do North Vancouver gas permits come from the city or Technical Safety BC?

For single, fully detached homes at standard service pressure, the City or District of North Vancouver issues them; for other premises Technical Safety BC does. CANRO obtains the correct permit.

Why does the water temperature matter for my new water heater?

North Shore water comes from mountain reservoirs and can be very cold in winter, so a tankless unit needs a larger temperature rise and delivers less flow. Sizing accounts for the winter rise rather than the brochure maximum.

Is North Vancouver water hard?

No. The Capilano and Seymour supply is very soft, which means less scale and more emphasis on anode inspection for storage tanks.
