Tankless Water Heater Installation for Burnaby homes and buildings

A tankless unit's capacity is a flow rate at a temperature rise, and in January the incoming water here can be below 8 °C, so the unit must lift it by about 40 °C to reach a 49 °C shower. That is why sizing starts with the fixtures that run at once and the manufacturer's flow-at-rise table, not the maximum GPM on the box. CANRO's assessment confirms whether one unit covers your peak, or whether two units or a buffer tank are the honest answer.

Installation is more involved than a tank swap: 2" PVC, CPVC or polypropylene venting to an exterior wall within the manufacturer's equivalent-length limit, a gas supply able to carry up to 199,000 BTU/h, a condensate drain with a neutralizer where required, a 120 V receptacle, and isolation valves for the annual flush. CANRO states on its own site that tankless installations usually take one to three business days.

Gas and plumbing permits. The City of Burnaby requires a Gas Permit to install, modify or upgrade any part of a gas system in single and duplex dwellings, and a plumbing permit for plumbing fixtures, which its fee schedule lists as including a water heater. Water hardness. Metro Vancouver's 2024 water quality report gives treated-water hardness of about 22 mg/L as CaCO3 from the Capilano and Seymour sources and about 2.5 mg/L from Coquitlam, which is very soft water. Source

Tankless Water Heater Installation in Burnaby: what to expect

Frequently asked questions

Will a tankless unit run two showers at once in winter?

It depends on the unit's flow at about a 40 °C rise and your shower flow. Two showers need roughly 17 L/min (4.5 GPM) at that rise; many 199,000 BTU/h units are marginal there. The assessment checks the manufacturer's table.

Does a tankless unit need a bigger gas line?

Usually. A 199,000 BTU/h unit draws about five times the gas of a 40,000 BTU/h tank, so the line size and meter capacity are checked.

Is hot water instant with tankless?

No. The unit takes a few seconds to reach temperature and the hot water still travels through the pipes. A recirculation system shortens the wait and adds cost and gas use.
