Leak detection and automatic shutoff

Sensors and valves that close the cold supply when water is detected at the heater. Increasingly specified in condos and suites where a tank failure would damage units below, and a growing feature of electronic water-heater controls.

If the water heater is leaking

  1. Close the cold-water shut-off valve on the pipe feeding the heater, if you can reach it safely.
  2. Gas unit: turn the gas control to OFF. Electric unit: switch off its breaker. Do not touch electrical parts while standing in water.
  3. Do not cap or plug the relief-valve discharge pipe, even if that is where the water is coming from.

A leaking tank body cannot be repaired; a dripping relief valve or fitting often can. Call CANRO with a description of where the water appears.

Pan, sensor and valve

Leak protection comes in two forms. A sensor in the drain pan or at the heater base detects water and either alarms or closes an automatic shutoff valve on the cold supply, which limits a leak to the water already in the tank and pipes. Some electronic tank controls integrate the detection: Bradford White's ICON System V1 documents a six-flash pattern meaning water detected by the accessory module, with the manual's checks running from the relief valve to a full tank pressure test.

Automatic shutoff does not replace maintenance: the sensors need testing, the shutoff valve needs exercise, and a tank leak still means a replacement. What it adds is time, by stopping the flow before a small failure becomes floor and ceiling damage.

Where it is specified

Condos, suites above finished space, and homes with valuable lower levels specify leak protection because a tank failure there damages more than the tank room. Strata requirements increasingly ask for it, and the installation is priced as an option on the estimate rather than assumed.

Frequently asked questions

Does automatic shutoff prevent tank failure?

No: it limits the damage when a leak happens by closing the supply. The tank itself still needs its anode and relief-valve maintenance.

How is the system tested?

The sensors and shutoff valve are exercised at the service visit, and the control's leak report is checked the way any other diagnostic is read.
